Monthly AC System routine maintenance recommendations

1. Change AC Filter.

- A dirty filter is one of the leading causes of heating and cooling systems failing. Ensure you are using disposable filters only and replacing them each month.

2. Condensation Line Solution.

- The drain line cleanout access is located in front of the air handler (inside unit). Pour 1/2 cup of white vinegar down the drain line. This helps kill any mold, algae, or other forms of bacteria preventing it from forming a buildup and causing a clog.  Clean your AC drain line every one to three months, depending on its tendency to clog. For example, if you live in a particularly humid area that's prone to algae and mold growth, have an old home, or have several furry pets, clean your AC drain line as often as once a month.  In this case refrain from using bleach, as it can damage the PVC plastic pipes, as well as break down the cement joining the fittings together.  Example of a drain line in the photos. Both closeup examples are not normal. When you see water or any algae in the tube, it indicates that the drain line is clogged (remove cap to pour).
